Who is the developer?
Armani Hartajaya Sdn Bhd. Pavilion Square is a Pavilion Group development, from the group behind Pavilion Kuala Lumpur.
Is it freehold or leasehold?
Leasehold: a 99-year lease that runs to 4 October 2122, on about 2.023 acres. The title cannot be transferred, leased or charged without consent from the Land Committee of the Federal Territory of Kuala Lumpur. A resale or a bank loan on a unit, for example, goes through this consent step.
What kind of property is it?
Serviced apartments: 960 units in a 67-storey tower. Next to it is a separate 25-storey Corporate Suites block with 106 office units and 6 retail lots.
How many car parks does each unit get?
Type A studios have none. Types B1, B2, C1 and C2 get one bay. Type C3 gets one single or one tandem bay, depending on the floor. Type C4 gets one tandem bay, and Type D gets one tandem bay or two single bays, depending on the floor. A tandem bay fits two cars, one behind the other; for example, a Type D owner with two cars on a tandem floor parks them nose to tail.
What is the monthly maintenance fee?
It is charged per square foot, so a larger layout pays more each month; for example, a 1,272 sq ft Type C4 pays about two and a half times what a 504 sq ft Type A pays. Send a WhatsApp message for the current rate and the monthly figure for your layout.
Is it furnished?
Yes, fully. Every layout gets kitchen cabinets with an induction hob and hood, a built-in microwave oven, a fridge with freezer and a washer-dryer. Beds, wardrobes, a sofa, a dining set, a TV and curtains are also on the fittings list; for example, Type C3 and C4 get a six-seat dining set.
Is it linked to Pavilion Kuala Lumpur?
A covered link bridge to Pavilion Kuala Lumpur is planned. The facilities plan puts access to the link bridge on the level 12 courtyard garden; for example, a trip to the mall would start with the lift to level 12, not a road crossing.
What are the main facilities?
A 118 m infinity pool on level 67, a sky garden on level 66, a 15,000 sq ft sky gym on level 63A and a courtyard garden on level 12. There are over 70,000 sq ft of facilities in all; for example, a resident can swim on 67 and use the gym on 63A on the same morning.
Can foreigners buy?
Yes, with consent from the Kuala Lumpur land authority and subject to Kuala Lumpur's minimum purchase price for foreign buyers. Ask which units qualify before choosing a layout.
